We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

• Administrative Processing Fee: $5
• Amenity Fee: $15
• Valet Trash: $41
• Pest Control: $5
• Water and Gas: Based on usage and billed in addition to your monthly rent 
• Electric: Based on usage and residents will need to create a utilities account 
• Pet: If applicable, $20 per pet

• Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction
• Credit Card Payments will incur a service fee of 2.95% per transaction

We’re thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

After you have finished your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.

Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

1. Electronically signing your lease
2. Setting up your resident portal account
3. Paying move-in fees and deposits
4. Sending our team confirmation of your utilities accounts and renters insurance
5. Setting up your move-in appointment.

We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move as smooth and easy as possible.

Welcome Home to The Everett! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

Thanks for your question! Here is the information regarding parking options:

- Residents: You may park in the open spaces on a first-come, first-serve basis. Please note that this option is only available for the unreserved spaces. Alternatively, you can also choose to rent a reserved carport parking spot for $60 per month or detached garage parking for $125 per month.

- Guests: If you are a guest, you have the option to park in any uncovered or unreserved space depending on availability.

We're happy to share that we have a package room with 24/7 access! All packages will be delivered and stored in these lockers. Each resident will receive a unique code to enter the package locker and retrieve their items.

Students at our community attend Round Rock ISD (RRISD) or Leander ISD (LISD). Depending on their grade level, and school district, students will go to the following: RRISD Spicewood Elementary, Canyon Vista Middle School, and Westwood High School or LISD Grandview Hills Elementary, Four Points Middle School, and Vandergrift High School.
